The short answer
Income, references and history. What we check, what we never ask, and why it protects both sides.
What we see in our own homes
Every applicant gets the same four checks: identity, income at three times the rent, a reference from the last landlord and rental history. We never ask about anything the law protects. The same checklist for everyone is fair, and it is also the best defence if a decision is questioned.
What to do this month
- Look at the last five leases near you, not the asking rents
- Fix the small things before the photos
- Ask your manager for the numbers in writing
A home that is priced right and cared for is rarely empty.
