About these terms
These terms cover the use of the Latchkey website. Managing a home, renting a home and carrying out a repair are each covered by their own signed agreement, which always comes first if anything here says otherwise.
Rent estimates
A rent estimate from the website or from one of our managers is an estimate. It is based on recent leases nearby and on what you tell us about the home. It is not a valuation, not an offer and not a promise that the home will lease at that figure or within a certain time.
An estimate is our honest opinion on the day. The rent is only fixed when a tenant signs the lease.
Listings
We work to keep rental listings accurate, but homes are leased quickly and details change. Rent, deposit, availability dates, photos and floor areas are given in good faith and can change or be withdrawn without notice. A listing is an invitation to enquire. A home is yours only when the lease is signed and the first payment has been received.
When management starts
We start managing a home when you and Latchkey have both signed a management agreement. Filling in a form, receiving an estimate or meeting a manager does not create a contract and does not commit either side.
Fees
Our fees are the ones published on the Pricing page on the day you sign, and they are written into your agreement. There is no management fee while a home is empty. We charge no markup on repairs: you pay the amount on the trade invoice.
Repairs and approval limit
- We can approve repairs up to the limit written in your agreement without asking first. The usual limit is 300 dollars per job.
- Above the limit we ask for your approval, with a quote, before work starts.
- In an emergency that threatens safety or the building we act at once and tell you the same day.
Applications
Applying for a home does not guarantee a lease. Applications are checked in the order they are completed, and the owner makes the final decision. Information you give must be true and complete.
Using the website
- Do not copy listings, photos or text for commercial use without our written permission.
- Do not use automated tools to collect data from the site.
- Do not try to reach accounts or areas that are not yours.
Liability
We take care that the website is correct and available, but we provide it as it is. To the extent the law allows, Latchkey is not liable for losses caused by relying on website content alone, by listings that have changed, or by the site being unavailable. Nothing in these terms limits liability that cannot be limited by law, or our duties under a signed agreement.
Law
These terms are governed by the law of the state where our office is registered, and its courts have jurisdiction.
