What we see in our own homes

Door handles, tap washers, extractor fans, window seals and lighting. None costs more than a call-out. Each is a reason tenants give when they do not renew. Fix them at the inspection, not at move-out.

What to do this month

• Look at the last five leases near you, not the asking rents
• Fix the small things before the photos
• Ask your manager for the numbers in writing
